South Dakota Governor Dennis Daugaard attended the June 22 ground breaking ceremony for the first facility to be built in the new Foundation Park in Sioux Falls. The Win Chill refrigerated warehouse is expected to be operational by the early spring of 2018.
Designed by Tippmann Innovation (TI) of Fort Wayne, Indiana, the 205,000-square-foot cold storage warehouse will be built by local contractor Gil Haugan Construction, together with TI. Win Chill, a development, transportation and logistics company, will own the facility, which will serve food wholesalers, retailers and manufacturing customers in four states.

The public refrigerated warehouse will have 7.7 million cubic feet of freezer and refrigerated capacity and maintain products at temperatures ranging from -20°F to + 40°F.
Structural steel pallet racks will accommodate over 30,000 pallet positions. This includes 800 QF+ In-Rack Freezing System™ positions, which combine blast freezing technology and pallet racking. QF+, designed by TI, freezes pallets up to four times faster than traditional blast freezers while reducing energy consumption by as much as 50%.
The high-tech cold storage complex will feature 50-foot ceilings and 16 modern truck loading docks to accommodate dozens of refrigerated truckloads on a daily basis. In addition, it will house three rail dock doors with access to the BNSF railroad network.
Win Chill was created by investments from Legacy Developments; RLM, LLC; Alyce-Gil, LLC; Strongbox, LLC, and Freeze One, LLC.

Commercial Freezer Ribbon Cutting
Meanwhile, on June 23 Tippmann Innovation personnel joined executives from Western Distribution Services (WDS) of Burien, Washington, Kidder Mathews of Seattle, and Bridge Development Partners (BDP) of Chicago, in a ribbon cutting of an advanced, convertible refrigerated/freezer warehouse near Seattle’s Sea-Tac Airport. It was the culmination of a project that brought the four companies together to create a state-of-the-art facility to service the rising need for cold storage in the growing Seattle area.
WDS will operate the new coldstore, which was designed and constructed by TI with BDP serving as developer. The 241,140-square-foot facility will house 41,000 pallets with the versatility to operate a range of temperatures to accommodate products that run the gamut from deep-frozen foods to from fresh perishables. The warehouse was built on a 15-acre site that came with its own set of challenges, including a sloping terrain. Over 100,000 cubic yards of soil were moved during construction.
In discussing the advantage of the location, Brian Niven of BDP commented: “It is at the center of a growing area with easy access to several transportation options, including land, sea and air, and is perfectly positioned for quick distribution to just about anywhere in the country.”
Built to fit the needs of WDS, the new facility meets all their expectations and then some.
“We have been looking for a cold storage solution for several years,” said WDS President John Naylor, adding that Tippmann was selected to design and build the facility because of its extensive experience and expertise.
